they included the lanai as sq footage (not heated or a/c) and stated 2 bathrooms, viewed house - has ONE

 I see agents changing home facts when they are to the seller's benefit, so the "got to go by county records" seems like a weak excuse.   I'd sad an agent doesn't strive to make it as accurate as possible.

Did you check the county records to confirm that there are errors on the county record?   The first step would simply be to click on "see data sources" on Zillow.

realtor insists that they have to go by the county appraisers facts and will do nothing to correct the listing even thou it's false advertising. lising is 3 months old. i'm the 1st offer

Is it a fairly new listing? I know agents enter things incorrectly sometimes and it might just need to be pointed out. Sq footage can be more subjective and difficult to estimate.

Contact the listing agent and point out the issues.       I've seen a large number of houses where they've misrepresented the number of bathrooms, so unfortunately it isn't uncommon even though I think there is a huge difference between 1 and 2
