A value range is what is estimated, since the value is just an opinion of what it could sell for. It is best to contact a local real estate agent to give you a value because Zillow doesn't account for condition of home and many other factors. If you are in San Diego I would be happy to help you with a value.

It is the margin of error for the zestimate.  The larger the value range, the more unstable or missing variables were used in computing the zestimate.  This can mean zillow is unable to obtain some info or it can mean the local market is all over the place and what appear to the computer as being comparable houses are selling at vastly different prices.

If the value range is over about + - 10% of the zestimate, I ignore the zestimate - there is too much margin of error to trust the calculations.
