If you want to rent it, talk to the owner and show that you have a good job and are willing to put up first and last months.

You would need to contact a lender and see if anyone can help you run your numbers. Submit a request through Zillow mortgage marketplace here and see if you get replies. 588 is sort of a low score and from what I read most lenders will require a larger down payment if they can do a mortgage with that score at all.
