You can let the appraiser know that the property is suburban. I have seen appraisers make mistakes in the past, and if notified of the mistake they will correct it. If you are working with a realtor or lender, they can contact the appraiser or if you ordered the appraisal you can talk to them directly.

Usually when your property is appraised, the appraiser uses the "highest and best use" of the land. In your case, that would be agriculture instead of residential. This means that the land might be used as residential now, but it could be used as agricultural in the future, which directly ties to the value of your property.

What county do you live in? Is buyer trying to qualify for a USDA loan? Some loans are being underwritten by the US Dept. of Agriculture, even though it is a residential property. Not all counties in Ohio qualify for USDA loans.
