Out in California it is pretty normal (borderline customary) for Sellers to credit Buyers "something" for their recurring and non-recurring closing costs.

So to answer your question, if your agent negotiates something like that for you, you might end up paying very little--if anything at all.

It depends on the area you live in because some charges like title or attorney fees, lender fees and points,  and taxes are different. Also, is the buyer or seller paying for things like HOA fees or home warranties. Here in Arizona, a rule of thumb is about 4% for a $100,000 home and maybe 3% on higher priced homes. Again, there are so many factors, that these are only ball park figures.  A HUD-1 provided by a title company can give you a more accurate information.
