what is best way to determine how much i should rent out my house for? any good resources to read?

It is very unlikely that you would need a proeprty management company to handle the renting of your home.  The percentage that they will charge will eat up a good portion of your profits and unless you are out of town you will be able to handle most of the renting/repair related issues that come up.  Post your property on Zillow and Craigslist with a market rent (don't be greedy) and your proeprty will be rented within a couple of weeks.

If you only have one home to rent, you may want to consider renting it yourself. If you retain a real estate agent to help you rent the property, he or she will do the paperwork for you.  Agents typically charge a one time fee for this.  You then just collect rent and handle any repairs that may come up.  Its not very difficult when it comes to one property. 

If you are retaining an agent, they should be able to do a market analysis for you and tell you how much similar properties have rented for in the area and what competition is currently on the market.

How much you can rent your house for is totally market driven. It depends what other places similar to yours in your area are renting for. You can look on zillow under homes and ...for rent. You can also research and compare on craigslist and trulia. Search for property management companies in your area online and look at their websites. Lastly, don't over estimate your rental worth. Price it right and get it rented today. Time is money.
