I suggest that you contact two or three listing agents and learn the process.  If you have so many questions about what to do, it means that you can learn a lot by seeing what the agents do.  The length of the listing is entirely between you and the listing agent, the agent will advise you what you need to do to show the house at its very best, they not only put the sign but will register the listing on a variety of websites.  The buyer agent who brings the buyer will let your listing agent know who will be doing the closing.  The lender usually chooses the title company that does the closing.

Listings contracts with realtors usually runs for 6 months, but may be negotiated. The chosen real estate agent makes arrangements with sellers to show by either a lock box which allows all agents in that multiple listing service to enter with a secured code or may agree to have agent personally meet with buyers and hold the key in their office. Agents have invested in many valued marketing tools and one of the Best is the Real Estate for Sale sign they will place in the yard.  Hope this is useful.
