- an Appraisor can arrive to your home price for a nominal fee.
- a Realtor can give you a price range based on CMAs at his/her own expense (in time&marketing $$s)
- you can price it yourself at your own expense of time on research of similar house pricing

Follow previous advice and get the comparative market anlysis (CMA).  It will cost you nothing unless you list and sell with a realtor. Listing and selling with a realtor is usually the best option as most buyers will be working with a realtor.  Probably less than twenty percent of sales are "by owner".  Plus you can get into real trouble if you don't get all of your paperwork done properly. Get professional help.  You need it, else you would already know what your property is worth!

I agree with the other Real Estate agents who have replied before me.  A good agent will visit your home, take notes on the amenities, repairs, and updates, and he/she will return to give you an idea of what your house will sell for at that time.  Real estae is "local" in that you cannot compare New York to California.   It is a good practive to interview a few agents, pick one who you are comfortable with, and work with that agent.  It will save you time, money, and stress.   Good Luck!

Be weary of any Realtor who suggests he/she can give you a CMA (comparative market analysis) without first coming out to look at your home.  It is impossible to compare your home to others that have sold without seeing the home in person.  A good agent will take measurements, photos and talk to you about repairs, etc. that have been made to the home and will take all that information into account when compiling a CMA.  If you need any other real estate questions answered, please feel free to contact me.  By the way, CMA's should be a service offered free of charge.  Good luck!

Your home is worth what someone is willing to pay.  Even if you have a recent appraisal or Broker's Price Opinion in your hand saying that your home is worth $XXX,XXX.00, it means nothing if there is not a buyer willing to pay it.

In order to get an idea of what your home is worth, a Realtor and an appraiser would approach it in a couple of ways.  First by finding similar properties in the area that have sold recently.  Compare your property to a similar property.  Is yours older or newer?  Is yours updated more or less?  Is yours larger or smaller? 

Look at the price per foot sold and compare the quality of your home.

Another way to approach it is how much rent could you receive if you were to rent it out.  And for this method you would also want to find out what similar properties in the area are leasing for at this moment.

When interest rates are low, the market tends to adjust with appreciation in home values.  But keep in mind that interest rates have been low for so long that most areas of the country, that the appreciation has peaked and leveled out or prices are now depreciating.

You can opt for either a Certified Appraisal commonly ranging in cost from $250 to $500 for an average-sized 3/2 home, or contact a Professional Realtor for a CMA (Comparative Market Analysis). In either case, you would want to make sure they research comparable home sales having sale dates within 6 months of the analysis. This will ensure a more accurate valuation of your home in today's rapidly changing market.
