Mary Lee, Once a Realtor comes to your home to take measurements of rooms and see condition and any improvements that you may have done the "homework" begins. A few of the factors that will determine what you should offer your home at is:  Location of home, condition and of course the most recent solds.
 
Buyers realize the amount of money needed to improve a home, so any improvements you have done since you purchased will help you stand out from your competition.

The best is to call a realtor?  Great time to be putting your house on the market.  Spring lots of buyers are coming out.  Very exciting.

Call a local real estate agent, they can get you comparative sales to give you an idea on the sales value of your property.

You can also look at your look assessor's website to get a valuation on your home.
