Contacting an agent is the way to go.  Make sure you contact a local agent that has a good understanding of your neighborhood.  Get 2 or 3 so you can be certain that you have a good understanding of your homes value.

I agree with the other agents - whatever a buyer is willing to pay.  I would contact a local real estate company and ask them to do a CMA (Comparative Market Analysis)...you can also contact an appraiser.  Pricing a home is NOT a science...its an art so please keep this in mind.  A real estate agent and an appraiser will probably give you two different prices that are in the same ball park.

As the others have pointed out the value of anything is what a potential buyer would be willing to pay, but you should have a starting point. As with any item you may want to sell you should consult with an expert as to what an asking vale would be. Ron is right. Your home is worth what a willing and qualified buyer is willing to pay. Of course looking at recent sales based on your area, square footage and condition of your property will help you determine what it is roughly worth.
