You would need to get a realtor and they can bring up some comps in your area that have sold within the last three or four months and give you a value from those.

There are many variables that come into play when pricing a home.  As Realtors we always look at the current market for any Sold homes over the past year in your location, Active homes, and ones that are Under Contract. We look at what updates you have made to your home, the square footage, size of your land, the number of bedrooms and bathrooms.  Other items that make a difference to buyers are finished basements, gas heating and air conditioning.  Updated kitchen and baths will increase the value of your home.  Buyers these days want it all done before they move in, unless they are in love with remodeling.  "Location location location" is a true phrase!  Homes in desirable locations sell for more and faster than homes in not so desirable locations. If your home is not the most desirable location in town, than making updates and pricing aggressively will help your home sell faster.   A fresh coat of paint and some clever staging will certainly make your home look fantastic for the camera.  High quality photos are a must when marketing your home.  These photos are what draws the buyers in, so they must be fabulous!  Make sure your photographer is using a 10mm lens to capture as much of each room as possible.  Each listing has a remarks section and this section I feel is the second most important tool a Realtor uses to attract buyers. You want that section to scream out to buyers that this home is truly something special and worth visiting.
