I would agree, that you should contact 2-3 local area professional and get a true opinion.  You can make a blanket evaluation without seeing any property.

You know your best bet is to call a couple of local real estate agents to come out to your house and do a CMA.  (Competitive Market Analysis).  Acreage properties are not cookie cutter and you have to see it to really give you a good measure of what it will go for on the market.

If you want to know the value, as defined legally, then you would want to hire an appraiser to come out and determine the value of your house.
