Section 8 is a county government assisstance program to help individuals and family pay for their rent. Unfortunately, Section 8 renters have been notorious for being renters who skip out or who continously are evicted. One positive of Section 8 is that your rent payments (full or partial depending on the situation) come directly from the county and so you know that portion of the rent is guaranteed to come and on time. I can go on and on about Section 8....

Federally funded housing subsidies for low-income families, in a nutshell. Basically, it's administered by HUD in conjunction with local PHAs (public housing authorities). I found a pretty good outline but it applies specifically to NYC (first link, below). Regardless, it should give you the basic concept. You can also look at the official HUD site (second link, below).

rvi - if you are trying to rent your house out and have never done so before, PLEASE use a reputable property management company. It is well worth whatever they charge to let the experts handle it. I don't know what the going rate is now but back in the day, it was 10% of the monthly rent for the property management to take care of all maintenance calls, collecting the rent, preparing the tax statements, etc. etc. plus a half-month's rent to advertise, screen, and prepare all the lease documents. You are going to save yourself a major headache if you let someone who already knows the answers to all your questions deal with it. I was a property manager for 16 years and you wouldn't BELIEVE the things I've seen, the excuses I've heard, and the headaches I've had!

Section 8 is what 1/2 the people who are selling their home would qualify for if they were in the armed forces..
I have rented my house out to section 8 families for the last 7 years. I haven't had any problems. I do have a property manager.
I hear it's right between 7 and 9 !
Ask the renters on the Dark side. They have first hand knowledge of Section 8.
