Most of the franchise agencies will charge a higher commission due to the fact that they have higher overhead. Smaller or virtual agencies are able to charge lower commissions. My company is virtual and we offer a very low commission fee as well as a buyer commission rebate. Don't be fooled when people say that everyone has the same rate.

A full service broker with experience offering professional and ethical services should be able to list your home for 5% in this area. Call me if you have any further questions on this

It is negotiable let me first say... As with everything you should always get three interviews from three different agents and/or companies. In this market it is not unreasonable to ask for anything.

The question is similar to asking 'how much will TIDE cost'?. Depending on the size and the store the price would vary from $2 to $20.
The same way, depending on the agent the commission could be...from a low value to a high percentage. (It is not supposed to be disclosed in public forum like this.)
Make a chart of ALL services provided by the agent, see where is the bang for buck!
Just make sure, selecting an agent based on the list price will not help you much - keep the two things independent of each other: Setting the list price for the home and selecting an agent.
When you want to sell the home, it is more important for you is what you will 'NET' after all the expense. And, bottom line, select an agent who can sell your home.

Discussion of specific commissions are forbidden in public forums due to federal law but just to let you know, everything is negotiable. Different offices & agents offer different commissions for differing levels of service. Rather than just focusing on the % also look at the marketing plan, samples of materials & the portfolio of work the agent/office has. This will show you what the different levels of service are. I agree you should interview several agents to get a good idea of what they offer.
Ask friends, family, colleagues or other trusted people in your lifer that have used a real estate professional recently & been thrilled with their work and interview them. Also be sure to ask how the fee is split amongst the sides of the transaction, is the buyers side an equal split? This can also affect how your property is marketed & recieved by others. Also ask about the term (time) of the contract, how are disputes handled if you're not happy etc. A professional can explain these items very easily.

Yes. That is what I see on the P&S' coming through on our purchase transactions. If anything the fee should be less in a hot market as less work would go into selling/marketing a property.
Do your due dillegence and interview several Realtors. Ask friends and neighbors for referrals.
The Fee is not written in stone. Ask during your interview what their fee is and is it possible to have it lower. In the end remember, you get wnat you paid for. Good luck.

Many real estate commissions vary from company to company and from state to state. My suggestion is to contact no less than three brokerages that may service your area and discuss with one of their agents what their commission schedule is, and what in return you get for that.
In Real Estate its often common that at times you may over-pay for services that one brokerage offers that doesn't exceed another so its important to do your homework. However the same can be said for getting what you feel is a deal by paying less and not getting the service or professional negotiation that you should have gotten. In the end, this can actually cost you more in lost revenue on your home sale or time spent on the market if not marketed appropriately so be sure to compare more than just commissions :)
