HSBC website today says 4.625 on 30 year fixed Zero point loan, which I assume would mean you pay 3rd party fees at 4.625.

Clay's estimate is accurate, for 15 year loan of 200,000 4.25 would be attainable, below that the originator would be working with no profit margin.

Your other thread says 200K loan and it looked like you wanted a 15 Yr so aprx 4.25% to 4.375% for a no fee loan.

I heard yesterday HSBC Bank had a conforming 4.25% 30yr fixed, obviously pending your credit, income, and DTI is all good!?
