I would also recommend that you get an early start before the January market takes off and inventory levels jump. It is always best to be the first out there and take advantage of this strong market we are currently in.

If you haven't listed your home yet….Think about getting a jump on the market. Inventories are at one of the lowest levels in years, so listing now is a great time! Only serious buyers look at homes during the holidays, and houses look extra warm and cozy with decorations.I sold 2 homes last year over the Holidays, we had lots of buyers and got great offers!

Buyers are always looking for homes. The best time to sell is when is low inventory in your area. We are working in seasons, not everyone has kids, people are relocating all of the time.
I will say the best time is when you are ready to sell and move out.

It really depends on the type of home you are trying to sell. A home that is most suitable for a family with school age children will likely sell faster in the Spring/Summer months so the family can be in their new home for September when the new school year begins. If you have a home that is suited more for someone who is downsizing or a first time home buyer you can feel comfortable in listing your home with the right realtor any time of the year. The best time to list is always when the weather is nicer. In up state NY that would definetly be in late spring through summer. Also many families prefer to move between school years so they don't disrupt the childrens schedule. November and December typically are slower because of holidays and in an up state NY situation the weather is not as good for showings.

Hi User, The market is definitely the most active between April and August.  I'd say in the Capital Region, we are seeing the most buying activity after school lets out in June and most people try to close before school starts again in September.  Thus, listing between April and June is usually an ideal time.  If you are looking to list and would like advice or a market analysis, I work in the entire Capital Region.  I'd be happy to take a look at your home and help you.

Dear User, the best month to list a home tends to be after April. The summer months of May-Sept are usually the best time to list and sell due to fair weather and better market conditions. The best day usually is Wednesday to list and open house immediately that saturday and sunday. I would strongly advice you to check with a local realtor for more details on listing your home.
