Put a sign out days in adance with the time and date of your open and your turn-out will be much better, weekends in the afternoon work best.

I've done Saturday open houses and people came. I refuse to do a long open house. If you give someone a long timeframe like 1-4, that is 3 hours waiting for someone. I've been doing them for 2 hours and people will show up in that timeframe. If people are interested, they will come when you allow them to come.

People are "trained" to go to open houses 1-4 on Sunday. You will get some other potential buyer from other open houses advertized by other companies. If the location of you r property has a great exposure, you can do one on Thursday evening 5-7. You will have to do some advertisement. That usually brings serious buyers.

Limiting the time to a 2 hour period will always bring more people,(If the house is priced right) in that time and if it is priced to sell (really) you may create a bargaining and bidding situation. A good thing.

Don't kill yourself trying to sit there from 1-5. 2-4 works just fine and Sunday's seems to be a good day for most people. It is a very good idea to put your signs a few days prior to. It is also a good idea to make sure you have plenty of flyers out as well. This will help weed out your more serious buyers.

The 1 - 5 pm works well people, seem to be more interested buyers at that time.
Putting out signs the day prior to the Open House with the day and time help, if the county or city permit it.
Always check local regs first and use enough signs to get the Buyers to you.
Work with Realtors in the area is always in the your best interest.
A few Open House flyer's at their offices can help expose your property to more Buyers.
Local festivals or sporting events can help if you are within the travel path to and from them.

It's one thing to be open when other homes are open, but you also have a lot of competition that way. What is going on every day near your home? Do you live near a school where parents might be picking up their kids and wishing they lived closer to the school? Holding an open during the hours when the greatest number of people are in your neighborhood for a specific reason is a great way to attract some added interest. Good luck.

The idea of looking at other houses that are open in your area is a great one too. When I visit open houses, I cluster them by area and time. You might also consider posting your open house on Zillow and craigslist or even take out a newspaper ad for your open house. Even if people cannot come to your open, advertising helps put your house on their radar.

First see if there are any other open houses in your neighborhood being held open the same day. If there are, you should do it at the same time, up directional arrows and hopefully get some of their traffic. Also, make sure that you don't schedule during a neighborhood event or local big sporting event.

You can also hold it open during the weekend when other realtors are holding open houses for maximum exposure as well. You can go to the realty website to see what opens are being held in your area.

I will say during the weekends, and the best time are between 12 pm and 5 pm. These are the days and the time when "shoppers" going out to see some open houses in the area they looking for. Good Luck.

The best time would be the time that the local board is willing to come by your house.
There is hardly another day/time when we are all so concentrated and focused on looking at properties.
Our caravans through town on tour day were quite a sight to see!
