I apologize.
That townhouse is NOT a condominium.
It is a Fee Simple ownership and there is a Home Owners Association with a monthly HOA fee of $82.
However, that home is already under a contract with all contingencies removed.

Condominium is a form of ownership. Even single family homes can be condominiums.
Fee Simple gives the owner an absolute title to land and the building, free of any other claims against the title, which the property owner can sell or pass to another by will or inheritance.
In condominium form of property ownership - which can be a Town House or even a Single Family Home - the owner owns ONLY the Unit SPACE and the CONTENTS: the furniture, personal belongings. Each condominium owner pays taxes on his/her property, and is free to sell or lease it - like in Fee Simple ownership.
The main difference between Condos and Fee Simple is that there is no individual ownership of a plot of land. All the land in the condominium project is owned in common by all the homeowners.
Usually, the exterior maintenace of Condominiums is paid for out of homeowner dues collected and managed under strict rules. The exterior walls and roof are insured by the condominium association, while all interior walls and items are insured by the homeowner.
This is why typically Condominium fees are so much higher than HOA fees - because an owner of a condominium unit is NOT responsible for repairs and maitenance of the building and common grounds.
