Look at all the homes you are interested in. Do not worry about if it is a foreclosure or not. You may find a great deal in a foreclosure, estate sale, or divorce sale. The seller may also have a job transfer or job loss and be forced to sale or let it go to foreclosure.
When you find your home get a inspector to check it out for you.
Your agent should guide you through the process from making a offer to closing.

I own 3 homes I bought as foreclosures and there are more hoops to jump thru when purchasing a foreclosure and you tend to no be able to find move in ready homes when buying foreclosures. You will get a much better deal buying foreclosures though. When buying a home from a traditional seller the process flows smoothly and you have a lot more room to negotiate and will find a home that is usually move in ready.
