On conforming and super conforming loans the maximum amount of financed properties is 10 unless you are purchasing a primary residence, then it doesn't matter.

Depends upon your debt to income ratio. As long as you're in the black and bringing money you can get as many as your lender will allow. The bigger the down payment, the more likely a lender is to give you another mortgage.

it's realy going to depend on your personal situaiton. I've seen clients with 5 mortgages, their own home and 4 rental properties.  they weren't huge mortgages, they put down more than 20% each time they bought.  I've heard of people with more.  If you have a specific concern or desire on the topic just talk to a lender about your specific situation.  you can only have 1 FHA mortgage.
