Certain Seller Agents are experienced at gathering the needed information and presenting it to the Sellers Bank.  That  information gathered is similar to that that a lender requires of a borrower.  It is helpful if the Seller's agent is grounded financially and has experience doing loan workouts and preparing financial budgets for banks. That information is used by the sellers lender to determining that the seller cannot reasonably pay the loan and does not have assets the bank will want to pursue. 

Some seller agent use so called professional negotiators to handle the process due to its complexity and the perseverance needed.  Some are quite good, others are not so good from my experience having been on both side of short sales. An inexperienced negotiator (either a short sale agent or the professional negotiator they hire ) can delay the process by not providing a complete short sale package, requiring the lender to ask for numerous documents after the fact.  If the financials are incomplete or don't match the public record or the documents provided, a further delay will occur. Be sure to engage an experienced Real Estate professional for a short sale.  Certifications don't necessarily mean the agent has the necessary skills and experience.

Dear AA:

There are two professional processes at work in a Short Sale:

1. The Realtor is selling your home at market price while opening the shiort sale case with the seller's bank
2. The Seller's negotiator will negotiate with the seller's bank to obtain a rull release from the deficiency in the loan payoff when the home is sold short of the mortgage balance.

Note: Arizona is a "Non Deficiency" State preventing a lender from pursuing a borrower for a deficiency in a short sale or in a foreclosure in a normal situation.
