It kinda depends, Ben, on what the needs and desires of the client are.

All the best,

The Realtor has lots of jobs. Finding homes to look at, making appointments to see them, hauling you all over to look at them and then doing that several more times or many more times depending what is needed. OH - and doing it on any day they want, no matter what plans you had yesterday.

Once you find a place then the Realtor writes the offer, explains the ins and outs of what happens next, gets the offer to the sellers agent to review. Then change, modify and redo the offer as needed. If it never goes through then the Realtor starts over and you look at more homes. All the while the Realtor is not being paid or making any money on the deal so far. It can end there or continue to the point the house goes under contract and buyer and seller agree. Then lots of other little things must happen and the Realtor deals with them as they come up. Inspections, surveys, problems, issues from the inspection, delays with your lender, etc.
