we are assuming that you are asking about a manufactured home that is permanently affixed to the ground on a foundation with the tongue removed and all the standard FHA requirements and it's not a single wide.

if you are talking about buying a manufactured home with wheels still on it to be put on site somewhere you're not looking at a mortgage on it until AFTER it is in place on teh ground.  so the standard down depends on whoever is willing to provide that financing.

there are lenders that still do FHA loans on doublewides that meet all the criteria and depending on your credit you can still get in with 3.5% down.  to really get a best response you need to talk with a lender about your credit, their programs and understand the qualifications required of the house.  a structural inspeciton will most likely be required- that's going to be an additional $300 or so that you will need for closing costs.


it's extremely hard to find someone to loan on a singlewide.
it's nearly impossible to find anyone to loan on a mobile that isn't permanentaly affixed to the ground, axles removed and such...

Yes i am talking about a double wide permanently affixed to the ground and our one lender is stating we need 30 to 40 % down, this is a bank owned home and property w 6 acres just want to know if we should go to the bank that owns the property
