The "value" is what a buyer is willing to pay the seller.
"Estimates of Value" include...
- Appraisals, used be lenders to support lending decisions
- CMAs, prepared by REAs as a service to sellers/buyers
- Automated Valuation Models (AVMs), like Zillow's Zestimates
These all carry varying weight, with appraisals carrying the highest - but they are all estimates, with varying reliability, vice actual values.

Are you the owner?? I am happy to do a Current Market Analysis for you! It is hard to estimate without pulling a Property Profile, comps, and see the condition of the home. I do know that 897 (i think) was listed about a week and a half ago and that is in the 380k range. It is bigger on half an acre but it is dated. If you want the CMA, just shoot me an email or give me a ring and I can get it done in a day. They are free and they really are a great piece of info for any homeowner.
