what is the value of adding a 6th bedroom?

The 3rd floor has two rooms being used as two bedrooms. One has a full bathroom and the other has a large walk-in closet. The two rooms appraise as 1 bedroom because they share a common entrance. It would cost about $500 to create a landing at the top of the stairs between the two rooms to give each one their own entrance, thus making the house a 6/4 instead of a 5/4. Would this increase the value of the house and by how much?

Do it. The cost for a landing vs the added value is great. You will add about 10 k to 12 k for the room .

take out the wall and make it a mstr with bathroom and his/her closet?

i agree that either choice would alienate someone, probably best not to rock the boat. you could even offer both options in the sales contract and try to get a little extra that way
