This can be a loaded issue. As you can see, some people think that a contract extension is a routine issue, but it often is not. Sometimes sellers will accept offers in part based on the favorability of the close date. So if a buyer comes along and wants to/needs to extend that close date, it could be a sore topic. That's also why you should want to work with an agent or broker with the experience and skill to be sensitive to these kinds of nuances.

Also, sellers get nervous just like buyers get nervous. And especially in this market, if sellers have good representation, their broker will want to ask many questions about the underlying need for the extension so as not to lead their sellers down a rope-a-dope pathway that could leave egg on everyone's faces in the end. Sometimes it's best for things to blow up earlier if they are destined to blow up than just go through the heart ache, ignore the due diligence, and still be left with the pieces in the end having gone on after an unnecessary drawn out process.

So while several people here have given good technical guidance, just be prepared to explain the reasons and speak to the concerns to the sellers if you are a buyer who needs to extend a close date. Several factors important to a seller could be involved, and as Cindy notes, the seller does not have to grant the extension.

If you have a reasonable reason for the extension, the seller will most likely approve of it as well. Your agent should submit a close of escrow extension (with your signature of course) to the listing agent. Once the seller has signed off on it, the escrow company gets a copy. Also, very important make sure that your agent includes that any extension fees and/or per diem charges be waived (in case there were any that were part of the contract).

Just tell your agent why and when you need to extend. If the sellers agree, an amendment can be added to the contract. Your agent will inform the lender and the title company.

It could be as simple as a one page amendment signed by both parties. Ask you realtor, lender and/or title company. best of luck
