what to do when renting your house and the person renting from you gets behind on their paymens?

If for example the rentee gets behind on their payments then do you "(the renter)" have to continue to make those payments to avoid late payments? Is there some kind of contract to sighn that can protect the renter from being liable for late or unpaid monthly payments from the rentee?

You evict the late-paying (or non-paying) tenant.

Simple.

The controlling document is the lease, which should provide for eviction in the event of non-payment of rent. There will also be city or county regulations. Those will specify the procedure to follow with an eviction.

Being a Landlord and not having a Cash reserve to cover yourself if faced with vacancy/repairs/renter skips/eviction cost, they don't pay utilities is not the way to do it....Stuff happens

That's a tough one as each situation is unique, but the person on the loan is ultimately responsible for payments including late penalties. Good clear effective communication between renter and rentee is the key to this one. Make the payments, pay the late fees, of move on.

If you are paying your mortgage on time despite late rent, your credit is not affected. If you are not paying your mortgage or bills on time because of the late rent, then your credit is affected.

ok so does that affect your credit if they have been  late on making their payments? So lets say you have to evict them then are all those unpaid monthly payments on your shoulders?sorry im just starting to think about renting but have never rented before so im new to all the information.
