To be "fair" a person would want to run CMA, looks at recent comps and come see your home in person.  I would recommend you talk with a local Realtor for this information.  You could also pay for an apprasial, which is important because in today's real estate market a house is really worth whatever dollar amount a bank will loan for it, which is determined by an appraisal.

Honestly, you have two options.

1. Call a realtor and have them do what is called a CMA (Comparative Market Analysis) This is the process where they check what has sold in the area. However, with so many foreclosures in neighborhoods and short sales, the estimate may be off due to the conditions and circumstances of other properties that may have sold in your neighborhood.

2. Option 2 would be to pay for an appraisal of your property. This is the professional and most accurate way to obtain a correct value for your property. However, be sure to contact an appraiser who has been in the business for a while and also has appraised many homes recently as the market has changed.

Ask a Realtor!  If you don't already have one, ask your family and friends for referrals.  A Realtor will be able to run comps in your neighborhood and present you with a comparative market analysis determining the value of your home.  In my area, this is a free service.  You mentioned your home needs lots of work and a Realtor can also provide you with advice about what improvements, if any, you need to make in order to get the best sales price.  Good luck with it!

I would suggest you contact a couple local real estate agents and ask them to do a [Embedded hotlink removed by Zillow moderator. Please see our Good Neighbor Policy.] on your property. This is the best way to determine value of your home without paying for an appraisal. Tax assessments and Zillow can give you a ball park idea. Although, a Realtors analysis will be much more accurate.
