The best time to buy:
A. Investors - fall or winter when the prices are the lowest and the sellers who are trying to sell are the most motivated. It is the "ugliest time" to go house shopping but a great time to get a good deal.
B. Regular buyers - spring or summer. More homes are on the market, more buyers are out looking, trying to plan their future move between June-September (around school schedules). You would have more choice at this time, however competition in the marketplace, which drives prices up. Some people prefer to look at this time, even though they would not get as good of a deal if they look in the fall/winter.
Currently, we are having a reduced inventory in Clark County, WA and the Portland Metro area, with a balance of supply and demand. Some say it is a Buyer's market, but since so many homes have sold, inventory is dwindling. We are about a 6 month supply in Vancouver and 5 month supply in Portland. Homes priced under $200K sell especially fast.
