There is ,no way to tell how long your current home will take to sell in the current market. I'd suggest listing your home with a competent realtor & then start looking for your next home. That way if your home takes longer to sell than expected you don't run the risk of losing your down payment on your new home because you can't close in time.

If you have the financial strength to carry two mortgages at once, and the down payment without selling your current home, it is much easier to buy then sell. Of course, this might mean that you are carrying two homes financially for six months or two years.
Most people find it better to sell, then purchase. It can be a bit inconvenient because material possessions may have to go into storage and you might have to find a place to lay your head for a few weeks or months - but financially it is much cleaner and easier on the mental health.

Always select your Realtor before searching for your new home. Your best research and advice will come from them, years of experience and knowledge of current trends. I suggest getting a Market Analysis for your current home and then listing it. Only then will you know what price range in your search is realistic.
