You could do the leg work yourself...  talk to the city / county tax department, do research at the register of deeds office, etc., but your best bet is to talk to a real estate attorney.  This is what they do all the time and they will know where to look and what to look for...

Title company is a good route, pay them and they will do the research for you, you don't always know what to look for and don't forget to double check the day the deed gets registered, things pop up in the 11th hour.
