In Orange County you can find reasonable rentals on the low side in: Santa Ana, Anaheim, Garden Grove and few other cities in south county.

All of the Junior colleges here are good to name a few: GoldenWest, Orange Coast & Santa Ana.

Yes there are a few month to month rentals in the area Motel too.
