Another option is University Town Center (UTC). Very popular and enjoys outstanding rental return (almost too good).  I just sold a condo there recently, but renting is king there - http://beachside360.blogspot.com/p/sold-august-2011.html

Pacific Beach is a great spot but I would stay away from condos and I would also advise sticking to a 3 bedroom and 2 baths. A garage is key for the area too. Buying units is also a good option. With units having all of them at least two bedrooms and with plenty of parking is key and will command the best rents.

Another area I would look at is North Park/South Park. It is an up and coming area and the rents there are really high compared to the purchase prices.

There are a lot of great places, depending on the cash flow you need, an the amount of down payment money you have, and what your occupancy plans are for the property. I can send you some listings of houses and/or condos in different areas where you might make money or at least break even.

You'll need to know what your total monthly expenses will be for a property, including taxes, any assessments, insurance, maintenance, vacancy, etc. ( I can help you with that), and what the market rents are.

Pacific Beach. Plenty of renters. Great area. Good neighbors as well as visitors. The area is very nice and will continue to thrive. Really good place to start looking.
