Commercial listings require more effort from the agent, and the best one has buyers that are looking at your type of property. Having a complete scope of the potential and best use of the property is a quick way of seeing if the agent is on top of his game.

What kind of commercial property is it? If it's something like Vacant Land, Business Opportunity, Multi Family (under 4 units), or a building that is either multi use or is zone for different purposes you may want to find a REALTOR who is a member of CBA and the NWMLS. All agents with an active License in Washington can sell commercial as well as residential, its just a matter if it's what they specialize in. However, not all brokerage firms are in CBA or are contractually able to sell Commercial.
Like I said above, there are few types of properties that can be marketed in both systems. Most of the Agents on Zillow specialize in residential. I've heard of Loopnet that I think someone else mentioned, but I have very little experience with it, but it does seem to be commercial centered. You can also try the CBA website.

Generally speaking the best agent is the one that is statistically the most probable to sell your home for the highest price.
All the other answers about which one you like best, gives you warm and fuzzies, bought you the nicest lunch - those are all irrellevant.

I too used to ask this question in my years of portfolio management. I agree with the gentleman that commented before me, as how you need an advocate. You're welcome to ask any of us, as we're able to refer you to the best advocate for your specialized property.

you could try loopnet as an online resource. A good marketing plan, a communication schedule, knowledge of your area and type of property. best of luck

Perhaps you should investigate the sales of properties similar to yours and interview the agents who marketed them?

Commercial agents are totally different that residential. This is especially true regarding the deal. In most cases there is one agent/broker in the transaction. While a buyer & seller can certainly have their own representative and often do, more often the nature of commercial has buyers working with multiple agents/brokers as opposed to the residential way of having a buyers agent in most cases.
