why Zestimate is much lower than the assessed value of my house?

The Zestimate will take into account increase in square footage if it is picked up from the public databases.  If not, claim the home and change the facts about your modifications.

Zestimates do not take into account upgrades etc because those details are not available from the public databases.

If there is reason that people will be looking at your property (i.e. you are considering selling), claim the home and enter all the details about your fantastic remodel.  If not, don't worry about it.

Thank you for your answers. Is it possible that Zillow didn't take into account that the house was completely remodeled? Their zestimate seems to correspond to the value of the house before the remodel, which is basically the value of the land alone. The original house was built in the 1960s and smaller than what it is now.

probably has to do with recent sales in your neighborhood below the price level of your assessed value.

I have no answer for you since the guess is supposed to come from public info including assessed value; unless there were many foreclosure sales in your neighborhood. Zestimate is not market value. To find market value have an appraisal done or have a realtor prepare a cma for you. best of luck
