Hi Terin,

The active listings influence your price as well as the sold listings. Without your exact zip code (not address) I am not able to pinpoint an exact reason, however, short sales, bank owned, distressed sales, etc make up a lot of the current price fluctuating we see in your surrounding areas.

Also keep in mind Zillow is not always an exact estimate either. An agent can get you a current market value at no cost.

Without your zip code or address, it's anybody guess what's going on. If you could post your zip that would help, but please don't post your address to protect your privacy. I would take a look at the Zindex at the bottom of your charts page to see if you can see any change for the trends in your zip code or neighborhood. If just your house seems to be affected, you might also look at your recently sold house list to see if a cluster of houses in your area has sold low that must be pulling your house trend down. Lots of variables go into the Zestimate, but those are the top two that seem to strongly affect the numbers from what I have seen.

All Zillow has to go by is public records and sales trends. If you bought your house for a higher than average price or in a high market, the Zestimate may be adjusting down in response to other pressures in your neighborhood market. A house in many markets bought in 2006 even for a good price price may be currently adjusting down since the trend in the market at that time was very high. A change in assessed value can also affect your Zestimate significantly. I am not Zillow, but those are the things that I have seen affect individual Zestimates most often. Zestimates are not appraisals. A local agent can give you a CMA based on hand picked comps to determine your value with more certainty.

but i have been watching, and it is only my home in my neighborhood that is fluctuating.  so your answer doesn't really answer my question.

Could be foreclosure sales affecting the guesstimate? It's just a guess so I wouldn't worry. An appraisal or realtor prepared cma would be better options if you want info.best of luck
