No , You cannot trust either number. Remember its called a zestimate. Zillow has a formula that they use and its based on public records (which are notoriously inaccurate). The best way to get a true value of your property is through a good agent. Values do change but 20% in a week is not realistic. a realtor that knows your area can come out do a walk through and give you a value range based upon condition, clocation and comparative market analysis.
