Good question - and always a challenging issue/question from buyers looking in Asbury Park. Asbury Park and Deal do have two different Post Offices.
While Asbury Park has a zip of 07712 - so do several other towns. However, more importantly - pricing varies wildly in this small community - and often times - all within a few blocks.
What is commonly refered to as the SW part of town has many homes that sell for significantly - and I do mean significantly - less than the other parts of town. That brings the Asbury Park "Zestimate" for homes outside that area, WAY down. Most of time times way below what their actual value is.
The best - and only way to deal with this, is to work with a good local reatlor who lives in, works in, and specializes in this market.
