You must list your parcel with a local Realtor who specializes in land in the Antelope Acres area, period. I see a similar larger parcel in escrow in the MLS for $5,000 and one for $50,000. With land in that area, you need an expert to sell it, not ZIllow... Most sales are distress sales, hence sometimes very low selling prices. Terms are always cash. You will simply not get market value without hiring a land broker. More, better photos wont help.. And most sellers will finance in that area.

If it is listed with an agent, either lower the price or find a new agent.

Good luck !

Land sells much more slowly than homes in most locations.

Some observations as a consumer:

1.  When opening it on Zillow, the main photo is a word advertisement saying why it is great to invest in land.  That is a very ugly turn off.   Then, a photo of a boat plane?  Someone kissing a white lion?  A Boeing building?   What the hey?  What are you really selling? fantasies?

2.  The virtual tour appears to be stock photos.   Are 100% of the photos take on the land of interest, or are these cobbled together from random photos.  Heck, I didn't last to the end it was so awful.   If not the land in question (which I suspect is scrubby flat land with no water, no trees), why exaggerate?

3.  The text talks about investing in land as a strategy, but doesn't talk about the land.

Sell what you have listed, not what you don't have listed.   Go back to the drawing board.

Looking at the right property and I definitely think it is the photos. The lot boundary overview is helpful but everything else looks like stock photos pulled from online. I had a third party take a look at it and they asked if it was a scam. Just opinions :-)  If this type of marketing has worked for you in the past, then I have to ask - what is the ADOM for similar properties in the area?

Having looked at the listing, I would suggest that the provided photos are a big factor in not generating traffic .  .  .
