why is it my house is worth less than...

Hello... I live at 852 Wildbrook Ln., Lake Orion, MI 48362 and Zillow says my house is worth $242,000.oo.  All I want to know is HOW can this be accurate?  My next door neighbor's hosue is 500 square feet smaller, has 3-bedrooms and My house has 4-bedrooms, his house has 2.5 baths, and my house has 5-full and 1-half baths, adn is all done with the highest materials like granite.... BUT - Zillow says his house is worth more than my house!... How can this be?? ... I think, you guys got your math wrong! .... Bryan 248-420-9617... Thanks...  June 19th, 2011

Hi Bryan,
Zillow obtains their information from county public records and recent listings and sales in the area.

According to Oakland County Public records, your home has a taxable value and an SEV of $106,970 ... which means they (the county) value your house at $213,940 (twice the SEV). You purchased the home in 2003, and for the most part, values have declined sice then.

The Zestimate is a starting point in figuring out the true value of your house. For one thing, the amount of data Zillow has also affects the Zestimate accuracy. If your home facts are incorrect, you can update your facts, which may affect your Zestimate value.
