why is land in ellensburg remaining overpriced?

We have been looking for lots on the eastside near ellensburg for about six months now and what is available on the market is overpriced.
Is it worth hanging on for prices to drop or does anyone think that they will remain at the prices they are now. Property in the area has dropped about 10% but not the land.

Land is probably the toughest thing to sell right now.  Find yourself a reputable buyer's agent and start making offers at prices you are willing to pay.  Don't worry about insulting people, many people are happy to get ANY offer right now.  Also, that's why a buyer's agent is handy since they can take the heat and it doesn't turn into a personal thing.

Often times a seller won't know what offer they'll take until it's in front of them on paper.  This is why verbal offers are woefully ineffective.
