The Zestimate is calculated from basic facts on the home such as location, size of house, bedrooms, bathrooms, lot size. It does not include features such as new kitchens, heat pumps, new roof, travertine tile and other upgrades that may (or may not) add value to home. However, these latter features can be declared in the owner's estimate (and made public if you wish).
It looks as if your home is right in the middle for Zestimates between your block and those across the street on MacDonald. In fact, it has a higher $/square foot value than many in your neighborhood.

I'd suggest paying more attention to the Value Range than the Zestimate. Not many of us are very happy about the results in the Zestimates right now.
