Why has no one bothered to answer? Perhaps posting several times during a holiday weekend would account for the lack of answers. In addition, Zillow employees don't tend to manually evaluate individual Zestimates. (Zillow employees are identified by a green Zillow tag by their avatar.)
The outstanding data point on the property in question is the record of a sale in late 2011 at $1 as well as a sale in 1993 for $100. While Zillow usually does not include values such as these (often transfers into trusts or between family members) but it doesn't hurt to flag them in the price history table on the home details page to ensure they aren't included.
It also appears that Brookline averages have declined in the last few months.
