Property values in our area have finally leveled out and are on their way back up.  The huge amount of foreclosure inventory has evaporated, and the few foreclosures on the market are in very poor shape.  That, and with the Bryant School District being touted the BEST in the state, has helped home values start the climb back up.

It could be that the inventory is still very high in your area or that there are still many foreclosure and short sale properties on the market, which tend to bring all values down since the bank will sell at below market value if necessary. In South Florida, where we are, we still are not seeing prices increase for these reasons, but it is only a matter of time as we are starting to see the inventory fall slowly.

Property all over the country has lost value generally speaking.  In Arkansas we have actually done pretty well, in that Saline County has seen only about 17% of homes having mortgages on them which are higher than the value of the home.  In Oakland, CA for example, almost 50% of homeowners are buried in mortgages that are larger than their home values. Values have generally stayed stagnant (course if you figure inflation that means they lost value), or dropped just a bit.  Lately it seems that the prices are rebounding ever so slightly, but that also seems to vary from area to area.  If you're a homeowner and you seem to be buried in your home, my advice is sit tight and ride it out.  What goes up always comes down; but then it goes back up again.  Real Estate is still by far the best investment.
