why is the zestimate so low? House down the block built by the same builder and is smaller is 100K+

There will always be amenities associated with a home that can only be reflected by an in-person appraisal or CMA.   Hence Zillow's description of the Zestimate (and value range) as a starting point.

Challenge the tax assessor's evaluation, and I suspect you'll see the Zestimate respond appropriately.    I see they have it down to $418 k for this year's taxes.

I couldn't agree more with your comments. Looking at your home details supports what you're saying and who are the tax assessors anyway? their valuation is valid at the 'moment in time' they did the assessment and they are well known for errors. The fact that Zillow is using this wrong numer to determine the market value of your home is nonsense. Stick with it.

location location location.  Back to basics..the $100K+ difference is out of control.  Zillow needs to work their algorithm. Taxes and the people who come up with tax figures are NOT experts.

Two numbers that often contribute to apparent odd differences in the Zestimates are tax assessment and previous sales price.   Here's a link to a description by a Zillow employee.

Your house  shows a tax assessment of $469k for 2011, while the house of concern shows a tax value of $516k for 2011.    While that doesn't totally explain the Zestimate differences, it certainly is likely to be a contributing factor.

Zestimates are by no means an accurate representation of price.  Even Zillow admits that here:  http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm  17% of their Zestimates are off by more than 20% of what the home actually sells for in the Seattle market and only 39% sell within 5% of the Zestimate.  So please don't use those as a true value for your home.  If you need a true value, hire an appraiser or Realtor to come out and give you a current market analysis of the home.
