If you mean a lot of difference than
appraisers are not machines -- they are licensed to compare and contrast a property to come to a decision on value based on recent sales and very similar properties. Even appraisers can vary in the value of a home at the same time depending on how they analyze data. In general they have specific guidelines they need to follow

Zillow gathers information in a variety of different ways and "cold bloodedly" comes to an idea on value. The more similar property that has sold in that area, the closer the value will likely be
