Here in rural Virginia agents should check with the county Health Department to see what the septic information says about how many bedrooms the system is designed for. If system is only installed for a 2 bedroom home we must advertise it as that. Does not matter if there are 4 bedrooms clearly there. They estimate usage on the tanks and how many lines there are for the drainfields.

It could be a bedroom but it would be cnsidered a non-conforming bedroom. you amy want to ask your agent if the guidelines in your state changed between 2003 and today...best of luck

Ask the agent? I some times get a two bedroom with flex space. I mention it as a bonus room that can be used as a bedroom, office whatever. If it is a legal two bedroom then I would call it a 2-3 bedroom or 2 bedroom with bonus room etc.

It depends on your building ordinance and multipule listing service provided by your local Realtors. They both have guide lines to follow however, if your lender had an appraisal it would be noted there. Example in Chicago lofts sometimes have bedrooms that do not have windows thereby closets are the determining factor.

Hi- You don't need a closet in the room to call it a bedroom. If the room is at least 8' x 9', has a window and a door- it can be a bedroom.

Could be that they listed it wrong. Does the room in question have a closet? Is there a window? What size is it? No closet (in Florida) can not be considered or listed as a bedroom.. We can however, list it as a den with the potential for another bedroom.
why was i sold a 3 bedroom in 2003and the same agent now says it must be sold as 2 bedroom
