If the existing unit is obviously in distress it will, but probably not much more than the value of the unit .. though it may also sell the home quicker.

I get this question a lot from Clients.  Look at the condition of the boiler.  If it's oil fired and hasn't been cleaned in over a year, get it serviced.  If it's gas fired and hasn't been cleaned in over two years, get it serviced.  Buyers look at these items and will make general observations about the care the current owner is giving the entire property ("if the boiler hasn't been serviced in 10 years, what else have they forgotten about"). 

Heating systems fall into the category of preventative maintenance; if they are not cared for on a regular basis then it becomes a deferred maintenance issue (meaning extensive work or replacement).  Unless you're planning on installing a high end geo-thermal heating system, a new boiler may add appeal to a property but will not increase the value of your home.  A well maintained boiler will help justify market price.

If you are planning on selling your home this season, and you've made sure your boiler is in good, efficient running condition, I would re-direct efforts to curb appeal items such as plants, shrubs and a nice looking lawn.  

If you've done all this and are still concerned about a buyer's impression of the heating system, spend a few hundred dollars on a home protection plan that encompasses the boiler OR offer a year's paid heating maintenance contract as an incentive.

Thanks for your question, Oblon.  I would not say it would increase the value as those are maintenance items that should be in good condition anyway.  Granite, extra bathrooms, ss appliances and things of the like will increase the value.

The magic word issell-ability  ...it willincrease the chances of your property selling.

Most buyers are walking through your house talking about what color they will re-paint the bedroom and what fixtures would improve the kitchen.

Buyers will look around and take notes of everything they "think" needs to be replaced or modernized. ...So, if you have one less thing they'll need to replace or come out of pocket for you have just increased the sell-ability of your house.

Not by what it costs to install a new boiler. But, it will make you more competitive with other homes on the market, thereby reducing time you are on the market which increases the overall sales price.

I would say if the system is on it's last leg, replace it. Many buyers would ask you to replace it anyway at full cost to you if it's not functioning properly.

If it's been well maintained over the years and is just old, you may want to just show buyers proof that it's in working order by having a licensed HVAC company look at it.
