Without the tub, it would have a 3/4 bath and 1/2 bath.

Replacing something that is already completely functional is a risky endeavour unless what you are going to highly sought after. 

Parents are going to give their kids baths.  No tub, no deal.  

If you made a really nice shower stall you could appeal to an older buyer without the possibility of young children.  

I'd say leave it as it is and just make it look nice so you can enjoy it more.  New tile, replace or reglaze the tub, new fixtures and your done.

You don't want to eliminate yourself completely from the tub category. I find people in our area are looking for at least one tub in the home.

I don't believe it will affect the appraised value but if you are trying to sell it might limit your audience to buyers that don't have kids. Young kids usually need to take baths. Also, we've come across adults that prefer taking baths.
