would it be bad 4 resale to convert f/bath on mail level into 1/2 bath and add pantry?

full bath on 2nd level and 0-little storage in house.

I think a half bath would be ok on the main floor, (since you just have a 3/4 anyways)  keeping in mind most people value bathroom space second only to a nice kitchen. My sister has a half bath on her main floor which works great for family and we're not there to take showers! Just make sure the work is done well no matter what you do.

we have a house with 1/2 bath on the main and all shower/tubs upstairs.   A sprained ankle and aging parents makes me question the wisdom of such an arrangement.

It depends on how many other baths and bedrooms you have.  If if is a 3 bedroom, 2 bath it would hurt the value, but if it was a 6 bedroom 3 bath it may not.

3 bedrooms total.  All on 2nd level.  No bedrooms on main where would want 1/2 bath.  I guess right now it is 3/4 bath w/just a shower.  (no tub)

How many bedrooms in the house and how many bedrooms are on the floor with the proposed half bath? And could you do a 3/4 bath with just a shower stall? These are the questions everyone else is going to ask.
